Headquarters Facilities and Campuses Featured Project:
New Carrollton Federal Building, IRS National Headquarters gallery

Client: Bechtel Park Tower
Location: New Carrollton, Maryland

The 1.2 million square foot campus houses 4,400 employees and consists of three nine-story buildings that were custom designed to fit IRS operational requirements. Settles Associates organized the buildings to meet functional needs that drove the design of the facilities - from the number of buildings and floors to structure, floor plate size, and the amount of exterior glass.

The three buildings, connected by pedestrian bridges, are subdivided into public, service and private realms, which wrap around a central greenspace.

The ground "Main Street" in the public realm features employee amenities:

• Cafeteria
• Fitness center
• Credit union
• Snack bars
• Health unit
• Childcare center

The largest public neighborhood features a variety of settings for employee education:

• Multimedia auditorium
• Library
• Broadcast studio
• Training center

The service realm is on the lower level and the private realm consists of the office floors two through nine.

The project earned Settles Associates a Gold Award from the Washington Metropolitan Chapter of the IIDA.
